Military land transactions in Okinawa differ significantly from regular real estate transactions. The market price is based solely on the land's annual rent ratio, without considering the land's conditions or size. This is because buyers are only interested in the income generated from the rent. The ratio remains higher in areas where there is uncertainty about the land being returned by US forces. Since 1972, about 10% of the main island of Okinawa has been occupied by US military bases. The United States retained conditional rights to all US military installations when returning Okinawa to Japan. The Japanese government rents the property from the landowners and lends it to the US forces. Owning Okinawa 'military ground' remains a highly lucrative investment guaranteed by the Japanese government.
